Code compliance and HOA support for vacant Georgia units

A code or HOA letter on an empty or just-recovered unit is a clock. We inspect, secure, and clean what the letter actually asks for — and we will not use a violation as an excuse to lock out a tenant.

Code and HOA support is operations on a written complaint: grass, trash, open windows, unsecured pools. If a tenant is still in possession, the occupancy problem is an eviction file, and the letter is a separate problem. EvictIQ is not a law firm and does not provide legal advice. Where the matter requires it, we coordinate with licensed attorneys or authorized professionals.

When you need this

Use this when a Georgia vacant or recovered property has a city, county, or HOA letter and you need the conditions cured and photographed. If the property is occupied and the letter is about the occupant’s conduct, tell us — that may be a cure-or-quit plus counsel, not a lawn crew.

The next step

Send the address and a description of the letter. A coordinator will ask for the PDF on a secure link and return a written scope. Do not ignore a re-inspection date while you wait on a web form.

Service area. Georgia only. We file, serve and run setouts across metro Atlanta and surrounding counties — Fulton, Gwinnett, DeKalb, Cobb, Clayton, Henry, Cherokee and Hall. If your property is outside Georgia we'll tell you rather than take the lead.

Common questions

Will you appear at the code hearing?

Where that requires a licensed attorney or authorized professional, we coordinate rather than pretend to be counsel. EvictIQ is not a law firm.

Can you talk to the HOA manager for me?

We can send the photo packet and the completion note. You still own the account relationship unless you ask us to be the on-site contact.

Faster than any form(678) 300-5766 Mon–Fri, and anything with a writ should be a call
