This is an operations inspection — who appears to be there, what is broken, what is open — so the next service is the right one. Occupancy verification is the narrower “is anyone inside” product. Code and HOA support is the violation-letter product.

When you need this

Use this when you have not seen the property, a vacancy is stale, or you need photos before you price cleanup or renovation. If you only need a yes/no on occupants, occupancy verification may be enough. We do not force entry.

The next step

Send the address, access, and what you need photographed. A coordinator confirms we can lawfully be there and returns a written price. If the inspector finds an occupant, we stop treating it as vacant.

Will you go inside?

Only with lawful access. If the unit is occupied or access is unclear, we photograph what we can from places we are allowed to be and tell you.

Is this a lead-paint or mold inspection?

No. Those are licensed specialties. We will tell you when the photos suggest you need one rather than fake that credential.

What we'll need eventually

  • The signed lease and any addenda
  • Your current ledger, reconciled
  • Proof of the demand for possession, if made
  • Anything already filed — case number, hearing date, judgment or writ
  • Access details for the property
