Make-ready services after Georgia possession

Make-ready is the last ordinary turn: clean, paint, hardware, and punch so leasing can start. It assumes the junk is gone and the damage is not structural.

Start make-ready

Tell us whether the unit is empty and whether you need show-ready or rent-ready.

What's included

  • Walk-through that confirms junk and damage are already handled
  • Clean, paint, and punch scoped as a written list
  • Hardware and lock finish if you add it to the same visit
  • Photo set when the unit can be shown
  • Written price before painters are sent

What's not

  • A hidden renovation sold as paint
  • Work before lawful possession
  • A guaranteed lease-up date

EvictIQ is not a law firm and does not provide legal advice.

Make-ready is the ordinary turn, not the rebuild. If the inspector is talking about cabinets and wet subfloor, that is renovation. If bags are still in the rooms, that is junk or cleanup first. This page exists so you do not buy the wrong crew.

When you need this

Use this after possession or on a confirmed-vacant unit that is already empty enough to paint. If you want cleanup through paint as one sequence, use eviction turnover services. If last month’s setout tore the unit up, use eviction turnover renovations.

The next step

Send the address and photos. A coordinator will say make-ready or renovation in plain language and return a written price for the work that actually matches the rooms.

Service area. Georgia only. We file, serve and run setouts across metro Atlanta and surrounding counties — Fulton, Gwinnett, DeKalb, Cobb, Clayton, Henry, Cherokee and Hall. If your property is outside Georgia we'll tell you rather than take the lead.

Common questions

Do you stage the unit?

Not unless you ask for it as a separate scope. Make-ready is clean, paint, and punch so leasing can start.

Can make-ready start the afternoon of setout?

Sometimes, when the unit is already empty. More often cleanup happens first. We will not paint around a couch.

What happens next
  • A coordinator reviews it, usually the same business day.
