Proof of service documentation for Georgia evictions

A filing that cannot show service does not move. We assemble the return, photos, and attempts so the magistrate file is not waiting on a missing affidavit.

What's included

  • Return of service assembled from the field attempts
  • Dates, times, and method recorded in one place
  • Gaps flagged before you walk into a hearing
  • Copies aligned with the clerk file
  • Handoff to hearing coordination when the return is in

What's not

  • Legal advice or representation
  • A guarantee the court will accept every prior attempt
  • Work outside Georgia

EvictIQ is not a law firm and does not provide legal advice. Where this work requires it, we coordinate with licensed attorneys or authorized professionals.

Service happened and nobody can prove it. That is a different problem from service that never happened. Proof of service documentation is the paper trail — process serving is the field work. Use both when the file is thin.

When you need this

Use this when a dispossessory is already filed and the clerk or the hearing is asking for a return, or when a prior server left you with notes instead of a usable affidavit. If nobody has been to the door yet, start with process serving.

The next step

Send the case number, county, and whatever the last server gave you. A coordinator tells you whether we can complete the return or whether the tenant still has to be served. Related: process serving.

Service area. Georgia only. We file, serve and run setouts across metro Atlanta and surrounding counties — Fulton, Gwinnett, DeKalb, Cobb, Clayton, Henry, Cherokee and Hall. If your property is outside Georgia we'll tell you rather than take the lead.

Common questions

Do you serve the tenant as part of this?

Only if the case still needs field service. This page is the documentation. If the tenant has not been reached, we route you to process serving. We cite 72-hour service of tenant after filing on average only for that field work, not for paperwork cleanup.

What if service was by posting?

Tell us the county and what was posted. Posting rules are county-specific. We document what actually occurred rather than inventing a method the file cannot support.

Faster than any form(678) 300-5766 Mon–Fri, and anything with a writ should be a call

What we'll need eventually

  • The signed lease and any addenda
  • Your current ledger, reconciled
  • Proof of the demand for possession, if made
  • Anything already filed — case number, hearing date, judgment or writ
  • Access details for the property
What happens next
  • A coordinator reviews it, usually the same business day.
  • You get a written scope and price before anything is filed.
  • Nothing starts until you approve it.
